Burgess Rawson’s final Portfolio Auction event for 2024 is set to deliver stellar results,  featuring a diverse collection of premium investments across sectors such as early education,  health and convenience retail.

The event follows the success of Portfolio Auction Event 172, which achieved over $112  million in transactions, underscoring the sustained demand for properties in essential service  sectors. Portfolio 173 promises to be another standout, offering a mix of big-ticket assets as  well as entry-level opportunities, catering to a wide range of investor needs.

One of the key assets in the portfolio is the Reading Cinema Complex in Best Street,  Devonport, Tasmania with the main tenant occupying the premises on a 20-year lease with a  10-year option. The property boasts a 100% occupancy rate and a 4.3-year WALE. The 3,034  sqm complex, featuring four cinemas (801 seats) and retail space, generates a net income of  $523,531 per annum with annual CPI rent reviews and tenants covering usual outgoings.

Burgess Rawson selling agent, Matthew Wright said the property demonstrates the strength of regional investments. “With a secure long-term lease and a diversified tenancy mix, this  asset appeals to both local and national investors seeking reliable income streams and future  growth potential,’

Burgess Rawson Queensland Managing Director and Partner, Adam Thomas, noted that  Portfolio 173 offers one of the largest early education opportunities of the year, with more than  $50 million in assets in this class up for grabs.

Key properties include two high-quality early education centres in Charnwood and Ngunnawal,  tenanted by national operator Edge Early Learning, with a combined value expected to reach  $20 million.

Elsewhere, Darren Beehag has exclusively listed the Ampol convenience retail outlet in  Thornleigh, boasting a 20-year net lease generating $678,254 per annum, alongside a portfolio  of Petstock properties, including a standout site in Prahran. This premium Melbourne property  offers robust income and multi-storey development potential, making it a unique investment  opportunity.

Burgess Rawson’s Portfolio Auction will commence at the Sydney Opera House on December  10, followed by events at Crown Casino in Melbourne on the 11th and The Hilton in Brisbane  on the 12th.
