Here’s an investment that could be perfect for mum-and-dad investors or a self-managed super fund.

James Baker of Burgess Rawson Canberra says the property delivers many benefits to a potential buyer. “It is priced well under the stamp duty threshold and land tax is not applicable on this investment in the ACT,’ he says.

“In addition, it offers a net return of around 6 per cent per annum and there is a provision for annual rent increases of 4 per cent.’

The current net income is $41,600 a year plus GST. Baker says this compares highly favourably against, say, a net residential rental return on a two-bed, two-bath apartment in the same area.
