Mildura’s large-format retail development at 481-483 Deakin Avenue Mildura leased to Sydney Tools negotiated by Burgess Rawson experts John Brown and Wendy Thomson.
Mildura’s large-format retail development at 481-483 Deakin Avenue has secured top-tier tenants, further elevating the region’s retail offerings.
Sydney Tools has joined outdoor retail giant Outdoor Supastore, in committing to quality space at the recently developed large format retail centre at 481-483 Deakin Avenue.
Sydney Tools has leased 1,558 square metres of space in the new development marking its first foray in the Victorian town.
Outdoor Supastore, trading as 4WD Supacentre, recently leased 933 square metres and was the first retailer to open its doors to the public. This architect-designed complex is set to offer a total of four large-format retail outlets, positioning itself as a premium destination for shoppers.
The development enjoys a prime location adjacent to Aldi and diagonally opposite Mildura Central, the area’s largest shopping centre. This positioning places it in a highly trafficked part of the city, ensuring maximum visibility and convenience for shoppers.
Burgess Rawson Head of Leasing, John Brown said the development of 481-483 Deakin Avenue into a destination for large format retail heralds a new era for Mildura’s commercial landscape, marked by the arrival of Sydney Tools and 4WD Supacentre as major tenants.
“This prominent location leverages its substantial space to attract a variety of large retail ventures, boosting the area’s status as a regional shopping hub. The successful leasing of this expansive retail space reflects a broader trend of economic growth in Mildura, as businesses capitalise on the opportunity to expand in a dynamically developing market.’
Burgess Rawson‘s General Manager, Victoria, Wendy Thomson said the quality of the premises and its strategic location have played a significant role in attracting well-established national brands.
“With the Fifteenth Street precinct already home to numerous retail outlets including ALDI, the addition of these major players strengthens the area’s reputation as a key shopping hub in Mildura,’ she added.
Founded in 2001 by the Bey brothers with a single store in Dulwich Hill, Sydney Tools has grown into one of Australia’s leading tool retailers. Now operating over 90 stores across the country, as well as a strong online presence through Sydney Tools Online, the brand continues its rapid expansion. The Mildura store is part of a broader growth strategy aimed at reaching more regions and boosting its national footprint.
Outdoor Supastore, trading as 4WD Supacentre, is renowned for its Adventure Kings range of outdoor products, with the brand synonymous with affordable and quality outdoor gear. Established in 2012 by the Vella family, the 4WD Supacentre has expanded rapidly, catering to Australia’s growing outdoor adventure market.
The development represents a significant boost for Mildura’s retail landscape. With its strategic location, high-quality facilities, and premium brands, it is expected to attract shoppers from across the region, solidifying the Fifteenth Street precinct’s status as a premier retail destination.
Ms Thomson added that as more large-format outlets continue to open in the coming months, Mildura is set to experience an even greater influx of retail activity, promising economic growth and increased consumer choice for locals and visitors alike.
Victorian Partner, Sales and Leasing Matthew Wright said Mildura’s economic output is approximately $7 billion annually, driven by key sectors such as agriculture, horticulture, manufacturing, and tourism.
“With its diverse economic base, including logistics and solar energy developments, Mildura’s Gross Regional Product (GRP) is expected to continue growing. Population growth projections suggest an increase to over 60,000 residents by 2036, further driving the economic expansion and subsequent growth within the commercial property sector,’ he said.
